Your agreement might say that you have a certain type of lease – but the type of rent you actually have might be different. The short-term lease (AST) guaranteed in the Housing Act 1988 is the standard type of rental in Wales. In most cases, if you rent a property to a person as a main apartment, it is a secure rental contract. Sometimes it is possible to get other people to live with you as tenants or tenants, as long as you continue to live in your home as your “single or main house.” However, you should first receive your landlord`s contract, even if your lease says it is authorized. If you do not get your landlord`s consent, he or she may try to evict you rather than allow the other person to live in the dwelling. The lease is a form of consumer contract and, as such, must be done in clear and understandable language. It must not contain clauses that could be “unfair.” This means, for example, that the lease does not put you or your landlord in an unfavourable position, should not allow a party to change the terms unilaterally and without good reason, or to bind you irrevocably to conditions with which you did not have time to administer yourself. An abusive clause is not valid by law and cannot be enforced. There are a number of types of rental accommodation for which there are legal provisions, as well as general legal tenancy agreements. The law in this area will change, the Renting Homes (Wales) Act 2016, once it has been fully implemented.
